I just got word back from American University that their entire 2020-2021 Fall/Spring will be conducted 100% online. Just in case any of you are applying there, you might be able to get away with not having to move to DC for a full year. Could be good if you have a current job, you could keep that and save up even more money for when they do go back to in person. Take it from me, I grew up in that area, two of the counties bordering DC are the most affluent and wealthy areas in the country. It can get pretty expensive in that region, even more than LA in some parts.

"the upcoming 2020-2021 academic year will be online. We are hoping that by next fall, we will have our classes back on campus for the 2021-2022 year."
